The Kiwanis Small Lot Intensification Project marks a transformative step in Hamilton’s affordable housing strategy. Spearheaded by Hamilton East Kiwanis Non-Profit Homes, the initiative aims to replace aging single-family bungalows with modern, three-storey fourplexes. Enabled by recent zoning changes that permit “as-of-right” construction of multiplexes, the project leverages existing land assets to maximize density and affordability.

The first phase targets three properties that will be redeveloped with 12 new affordable housing units.

It is part of a broader vision to convert up to 82 existing properties into 50 fourplexes, creating 200 new units over the coming years. By intensifying small lots, this doesn’t only addresses the housing crisis but also models a scalable, community-focused approach to urban renewal.
